About DTCP approved layouts
DTCP is the Directorate of Town & Country Planning headed by the Director is functioning under the Tamil Nadu T&CP Act, 1971. It functions under the control of the Housing & Urban Development Department (H&UD) of the Secretariat.
DTCP layout:- DTCP means Directorate of Town & Country Planning. except in the Chennai metropolitan area where CMDA is approving the layouts of housing, institutional & industrial layouts beyond 1-hectare extents all other places in Tamilnadu DTCP is the authority to approve such developments.
As DTCP approval is mandatory for a Land loan. DTCP approval is mandatory for the Land loan. ... But to apply loan for those properties, the bank is demanding DTCP or Madras approval. But both the properties are panchayat approved.
- Notary Public attested copy of documents. ( Sale deed/ lease deed/ power of attorney)
- NOC in Original from Tahsildar.
- Encumbrance Certificate for 13 Years.
- Site Plan.
- Topo Plan (500 mts.)
- Chitta, Adangal, Patta/ A.Register, TSLR.

- In DTCP we can make a law-out with loosing a single inch of the place.
- In DTCP it only 33’ Roads, No Parks and no Amenities.
- In DTCP & Grampanchaty Layout you can change the layout again and again; you can sell the whole venture to other companies.
- HMDA Layout is always bit costly whereas DTCP is Low-cost Ventures.
